The Overstrand Municipality developed a Precinct Plan for Baardskeerdersbos in 2015. This was compiled as a strategic development framework aimed at guiding land use and development within the hamlet. It includes guidelines for zoning, infrastructure, environmental management, and community services to ensure sustainable growth and development while preserving the local character and natural resources.

The Precinct Plan is designed to address various aspects such as:
- Land Use and Zoning: designating areas for residential, commercial, agricultural, and recreational purposes.
- Infrastructure Development: planning for roads, utilities, and public services to support the community.
- Environmental Protection: safeguarding natural habitats and resources, ensuring that development is environmentally sustainable.
- Community Engagement: involving Baadskeerdersbos residents in the planning process to reflect their needs and preferences.
The Precinct Plan informs all planning applications within the hamlet of Baardskeerdersbos.
BBHOA is registered as an interested party when planning applications are made within the hamlet that may deviate from the precinct plan and/or potentially affect homeowners. As a result, we may receive detailed planning proposals from the Town & Spatial Planning Office of Overstrand Municipality.
Sections 47 and 48 of the Overstrand Municipality Amendment By-Law on Land Use Planning, 2020 (By-Law) requires that notice of planning proposals must be given to potentially affected homeowners, and section 49 allows for a period of not less than 30 days from the date on which notice was given to affected persons to submit comments, objections or representations in respect of land use planning applications.
BBHOA will therefore share all notices received from the Town & Spatial Planning Office with members, enabling them to comment in person. Where necessary, we will be pleased to assist with formulating a joint response to the Overstrand Municipality.
